President Warren Stevenson called the 2014 final board meeting to order at 7:05 pm.

Secretary’s Report

The minutes from the Nov. 19, 2014 meeting were read by Sharon Hanson. A motion was made by Dick Hassler to officially approve the minutes with 2 changes and seconded by Marcia Retchless. All approved.

Treasurer’s Report

There was no treasurer’s report for this meeting.

There being no further business for the 2014 Board, Sharon Hanson motioned to adjourn at 7:11 pm. Kim Parker seconded the motion. All approved.

President Warren Stevenson called the first 2015 board meeting to order at 7:12 pm.

Election of Officers

The following current members volunteered to keep their board position for 2015.
Warren Stevenson – President
Sharon Hanson – Secretary
Kim Parker – Treasurer.
Jami Phipps volunteered to be the new Vice President
Darby Smith volunteered to be the 2 year board member.

Dick Hassler made a motion to accept the new board and Kim Parker seconded the motion. All approved.

Treasurer’s Report

Kim Parker presented the Treasurer’s report from January 1, 2015 through February 10, 2015. The reported income was $4424.10. Total expenses paid out were $149.21 for miscellaneous items, postage and delivery leaving a balance of $4274.89. There are still 6 outstanding homeowners dues. No late fees will be applied until March 1st. Kim Parker made a payment to Platte Clay Electric for the power at the Big Lake in lieu of 12 small monthly payments. Warren Stevenson, Kim Parker and Jami Phipps will meet at the bank to sign the new signature cards for the TLHA checking account. A time has not been set up yet for that meeting. Geoffrey Whitt made a motion to accept the Treasure’s Report, Dick Hassler seconded the motion. All approved.

Old Business
1.
Cattails — The cattails on the lake have not yet been cut down. The weather is a major factor in getting this project accomplished. As soon as there is a hard freeze, a work party will be formed and will be able to go out onto the lake and cut down, haul off and burn the cattails.

  1. Road repairs – The road Microsurfacing in the Twin Lakes Subdivision is still on the county’s agenda for late spring or early summer of this year as long as the county still has the funds available for the project.
  2. Compliance with CCRs – In 2014, the TLHA board had to take measures to enforce the CCRs in our neighborhood. A few homeowners did not mow their yards as required and are breaking the rules and regulations regarding animals. The board has issued a non compliance letter to the homeowner to show due diligence to our insurance carrier that we are trying to have all homeowners comply with the CCRs.

New Business

1. Insurance – The TLHA liability insurance has been supplied through State Farm Insurance in the past. There has been a rate increase from $833 to $957 a year. Warren Stevenson has gotten a new quote on a commercial policy that will cost the association $715 the first year (this includes a one time $150 inspection fee) and next year the rate will be approximately $556 saving the TLHA $242 the first year and $404 the following year. Dick Hassler made a motion to accept the new insurance policy and Geoffrey seconded the motion. All approved. Warren Stevenson will have the policy put into effect this week.

  1. Rip Rap – Rip Rap rock will be put along the edge of the large lake this spring to help with erosion. The cost of the rock is $500.
  2. Marcia Retchless handed out the updated homeowners listing and 2015 Committee lists to all the board members. All committee chairs, co-chairs and members have been established for this coming year.
  3. Jami Phipps asked about a Neighborhood Garage Sale. It was stated that in the past it has not been cost effective for the Association to set this up as there are never enough participants. Jami may look into the surrounding neighborhoods and see if she can coordinate a garage sale with others in our area for the best possible turnout. The Garage Sale would not be sponsored by the TLHA.
  4. Marcia Retchless has asked anyone with a digital camera who would like to take photos around our neighborhood to do so and Email photos to Marcia Retchless at kcselect@earthlink.net so that she can post them on our website and give a little variety to the look of our neighborhood.

The next board meeting will be held April 14, 2015, 7:00 pm at the home of Sharon Hanson.

There being no further business Kim Parker made a motion to adjourn the meeting at 9:04 pm. Dick Hassler seconded the motion. All approved.
